The Block 2022 auction: Property experts reveal the team most likely to win

The grand finale of the Block is in a few days.

And with competition heating up as auction day approaches, property experts have revealed who they think will walk away with the biggest profit.

Domain’s Alice Stolz, Greville Pabst, Frank Valentic and Nicole Jacobs all agree that House 1’s Tom and Sarah-Jane will take the crown, but The Block host Shelley Craft has her money on Rachel and Ryan’s House 2.

Ms. Stolz, Domain’s national editor, said the appeal of the five houses stems from the “allure” of breaking free from the “conveyor belt life” of the city.

She identified the 5th House as a dark horse and the 2nd House as a personal favorite for its functionality, but ultimately chose the 1st House as the most likely winner.

“What I love about these homes is that they really celebrate what has been a difficult time and have created absolutely exceptional homes which I imagine are the dream of most Australian families,” said Ms. Stolz.

Mr. Pabst, a buyer’s attorney, echoed Ms. Stolz’s choice, saying the floor plan, functionality, layout and quality of finishes and fittings of House 1 were superior to other properties .

“House 1 has all the features and elements that mean it should win…it feels really good when you walk in,” he said.

The expert then rated House 3 second due to its size, but warned the ‘eclectic’ interior design could pose a huge risk.

Mr Valentic, also a buyer’s advocate, added: ‘Many of our buyers are looking for lifestyle facilities and amenities because they won’t be traveling as much due to high airfare costs.

He said House 1 “resonated with a lot of my buyers” because of its “upscale” look.

Tom and Sarah-Jane’s position at the top of the Domain Superpower leaderboard also makes it a shoo-in to win, Mr Valentic said, as it has been an indicator in previous seasons.

The lawyer for the third buyer, Ms Jacobs, has touted the lifestyle of the Macedon Ranges as a factor pushing homeowners to buy The Block properties.

“Buyers don’t just look at them to pick one up; they’re really looking at them and how they’re going to work for them as a long-term family… it’s about buying the right home,” she said.

With that in mind, Ms Jacobs singled out House 1 and House 2 as contenders for first place, citing their “layout” as well as “the tones and their overall interpretation of the spaces”.

Craft, who has been a longtime host of The Block alongside Scott Cam, drew on his seasoned expertise to come up with his predictions.

“The interiors can be changed and changed to suit your personality; what you can’t change is the look and perspective,” she said.

The 46-year-old went on to say that Rachel and Ryan’s House 2 was her favorite and the most likely to win in her eyes.

Block’s finale airs Sunday at 7 p.m. on Channel Nine and 9Now
