Lovett Industrial launches 1.2 million square foot project in Conroe

CBRE entered into six office leases totaling more than 60,000 square feet this year at 5718 Westheimer on behalf of Groupe RMC, which purchased the building in October 2021. Top level medical expanded from 23,767 square feet in May to 29,226 square feet. Fitts, Roberts, Kolkhorst & Co.represented by William Padon and Abby Alford of CBRE, moved into the building and extended its existing 15,900 square foot lease. Liberty Associates Group , represented by Chris Nash of Colliers, renewed its 11,572 square foot lease in August. Three other leases totaling 9,970 square feet were completed earlier this year. CBRE’s Marilyn Guion, Parker Duffie and Joel Douthit represented the owner in the transactions.

Based in Houston Lovett Industrial and North American real estate investment firm Cresset Partners opened the NorthPort Logistics Center, a 1.2 million square foot, 75-acre logistics facility in the 1,655-acre Conroe Park North business park in the City of Conroe. CBRE’s Nathan Wynne, Jason Dillee and Ed Frantz handle marketing and leasing. Alston Construction is the general contractor, Powers Brown Architecture is the principal architect and Bleyl Engineering is the civil engineer. Completion is expected in the second quarter of 2023. NorthPort Logistics Center is Lovett Industrial’s eighth industrial development in the Houston area.

The SureStay by Best Western Spring North Houston Hotel is now open at 24903 Interstate 45 N. in the spring. The hotel recently completed a $600,000 renovation of its 74 rooms, lobby and outdoor pool. Designed to provide value for both business and leisure travelers, the hotel offers 42-inch flat-screen TVs, in-room microwaves and mini-refrigerators, a business center, a free breakfast and free Wi-Fi. The hotel, which remained open during renovations and is under new ownership, briefly operated as the Springwood Village Inn and was previously a Super 8 until June 2.

Jorge Garcia Paredes purchased two warehouse buildings, totaling 30,000 square feet, on 4.9 acres at 9827-9837 Almeda Genoa Road. He will occupy the building for his family land clearing business, JRP Services. Silvia Mejia of My Texas Realty represented the buyer. Ryan Neyland of Davis Commercial Real Estate represented the seller, Stanton Children Trust.

LTR Intermediate Holdings has leased a 127,046 square foot distribution center at 2425 Turning Basin Drive. John D. Garza of Windsor Hill Real Estate Group represented the tenant. John Nicholson, Zack Taylor and Trey Horne of Colliers represented the owner, Macey Family Properties. The building, located in the Southeast Outer Loop industrial submarket, was previously a HomePlus distribution center for Conn. The submarket has 18.3 million square feet of industrial space that is 95.1% occupied.

NCA II Legacy Acquisition purchased 43.7 acres of commercial land on El Wanda Lane, north of Honea Road West, in Montgomery. Kimberly DeVos of Cypressbrook Co. represented the buyer. The seller, Sam Houston State University, was represented by Elizabeth Clampitt with JLL.

11 Below Brewing Co. renewed its 10,611 square foot lease at 6820 Bourgeois in the Four Seasons business park northwest of Houston. John Buckley and Jack Gaffney of Finial Group represented the owner.

NMW law firm subleased 4,237 square feet at Three Greenway Plaza. Charles Neuhaus and Scott Lune of Partners represented the subtenant. Melissa Gerber Brams of Gerber Realty represented the sub-lessor, Diversigen.

Nova Pension Consulting renewed 3,440 square feet at 1400 Broadfield Blvd. Ami Figg represented the owner, Hartman Income REIT.

Accelerated Acquisitions LLC has acquired a 0.79 acre parcel at the corner of Mesa Road and Beltway 8, Houston, from Landmark Industries Energy LLC. David Meyers and Bob Conwell of NewQuest Properties represented the seller. Greg Slusky of Sluco Realty Services represented the buyer.

Currency Mortgage independence leased 1,764 square feet from Pioneer in Telfair, at 13310 University Drive in Sugar Land. Robert Martinez of Greenberg & Co. represented the owner, Pioneer at Telfair LP. Melissa Gerber Brams of Gerber Realty represented the tenant.
